Job Opportunity:  Property Manager for Parkes Development Group

JOB DESCRIPTION
 
  • Abstract all leases and set up in Yardi
  • Keep Yardi up to date
  • Gather information and prepare reports for sales tax to the appropriate entities
  • Receive and manage maintenance requests from tenants
  • Research leases for landlord/tenant responsibilities
  • Read water meters and process invoices to tenants
  • Code invoices for approval and route to accounting
  • Manage tenant collections
  • Prepare budgets and monthly/quarterly property reports
  • Prepare CAM reconciliations
  • Review real estate taxes for accuracy and work with accounting to ensure timely payments
  • Update rent rolls monthly
  • Maintain emergency contact information
  • Monitor rent increase reports and send correspondence
  • Perform periodic property inspections and schedule necessary maintenance
  • Negotiate, contract, and monitor vendor contracts and certificates of insurance
  • Coordinate tenant move in and move out
  • Monitor maintenance contracts on various properties (i.e. grease traps, mechanical, etc)
  • Point of Contact for fire alarm systems
  • On call for property emergencies
  • Attend weekly, quarterly, and yearly management meetings to discuss project related items, corporate performance, and corporate goals.
 
JOB REQUIREMENTS
  • 5+ years of experience
  • TN Real Estate License
  • Commercial property management software (Yardi)
  • Flexibility of working hours and location of work
  • Reliable transportation
  • Valid Driver’s License
  • Excellent communication skills
  • Be a team player with a professional attitude
  • Ability to travel on a semi-regular basis from the home office
